How do Quadrants differ from timeshare?
Firstly, you have a share in the Freehold or Leasehold of the property, and your legal obligations and duties in relation to the property are governed by English Law. There will be obligations to observe if you decide to sell, but if none of the other Quartershare owners want to purchase your share, then you will be free to dispose of it in accordance with the scheme's rules and regulations.
Quadrant properties are yours for as long as you want them, unlike timeshare where you are buying a set week for a set number of years.

How are weeks allocated?
There is a 'fair' timetable to be adopted, but this is flexible and can be adapted by the Management Company to suit the Quarterhold owners' requirements.

Isn't this the same as timeshare?
No Owning a quarter or more of the freehold is completely different to timeshare.
With Timeshare you do not own part of the freehold. You buy the right to occupy the property for certain weeks each year, for an agreed period of years. At the end of the agreement all rights to the property revert to the freeholder. When you actually own all or part of the freeholds of a property, as with Quadrants, you are free to keep it as long as you like or dispose of it as you see fit.

Can I buy more than one quarter?
Yes You can buy one, two, three or four quarters subject to availability

Do I have to find the other Quarterholders myself?
No You are welcome to suggest that friends or family might wish to join you in buying other quarters. Alternatively Quadrants will find buyers for, or retain, the remaining quarters.

Do I have to wait for all four quarters to be sold before I can complete my purchase of one of them?
No You can proceed whenever you wish. Quadrants will retain any unsold quarters.

Can I use the cottage whenever I like?
No An example occupancy rota has been devised to give each quarterholder a fair share. This operates on a four year cycle so that every quarterholder has an equal opportunity to enjoy prime holiday times. Quadrants is happy to negotiate swaps and changes wherever possible.
If you purchase all four quarters between friends and family you are free to devise your own usage rota which will be available for Quadrants to ensure they are aware of each arrival/departure.

Can I let weeks I don't want as holiday accommodation?
Yes Quadrants will advertise weeks you don't want and arrange lettings where possible. Proceeds will be credited to your account less a service charge. You also arrange your own lettings to family and friends but you are restricted from using other commercial holiday letting agents.

What is the role of the Management Company and what are the Charges ?
Please refer to a separate Sheet for a breakdown of charges. The role of the Management Company is as laid out in the Quadrants Brochure and Management Service Document
